KITRAC Engineering Solutions was appointed to carry out the full electrical installation for a newly built luxury villa in Nyali, with the client requesting a comprehensive smart home infrastructure alongside the standard electrical fit-out. The 6-bedroom villa required wiring for KNX-compatible lighting control, motorised curtains, multi-room audio, CCTV, access control, and a solar-ready distribution board.
All circuits were designed from first principles using load calculation software, with separate ring mains for each floor, dedicated circuits for the home cinema room, kitchen appliances, pool equipment, and EV charging provision in the garage. Data infrastructure included CAT6A throughout all rooms, a 24-port managed switch in the comms cabinet, and fibre connection from the gate post to the main network room.
The project was completed over 12 weeks working closely with the client's interior designer and a KNX automation specialist who commissioned the smart lighting and climate scenes. All electrical work passed EPRA inspection first time, and KITRAC remains the villa's appointed service contractor for annual inspections and any modifications.

KNX-compatible wiring throughout — every light switch position, sensor location, and motorised curtain point pre-wired to allow seamless integration with the KNX automation controller.
CAT6A structured cabling to all rooms, outdoor areas, and gate post — complete with 24-port managed switch, patch panel, and fibre backbone ready for high-speed internet service.
CCTV wiring to 18 camera positions, access control at all entry points, and a dedicated security panel room with battery backup and remote monitoring capability.
Project completed on schedule, EPRA-certified, and fully snagged to client satisfaction — KNX scenes programmed and handed over with full system documentation and training.
